For buyers who want brand-new, energy-efficient homes with modern layouts and no deferred maintenance, this is an attractive option. But the new construction process is fundamentally different from buying resale — and most buyers don't understand the difference until it's too late.
This is the single most important thing to understand. When you walk into a builder's model home, the friendly sales agent you meet is employed by the builder. Their job is to sell you that home at the best price for the builder, with the most favorable terms for the builder. They are not your advocate. They are the opposing side.

Prioritize structural upgrades (lot premiums, larger garages, extended covered patios) over cosmetic upgrades. Cosmetic items can be changed later; structural elements cannot.
